Why luxury tourism is leaving Dubai and coming to Mallorca

The conflict in Iran was not supposed to affect Easter holidays in the Balearic Islands. And yet, within days of the attacks on the country, the phones of Mallorca’s luxury property agents started ringing off the hook.

German, Swiss, Austrian, Polish and American clients,  many of whom had been preparing spring breaks in Dubai or Abu Dhabi, began frantically rerouting their plans to Mallorca. The result has been extraordinary. Mansions that normally sell for €25 million are being snapped up as holiday rentals for €100,000 a week. One property listed at €7 million was put up for short-term rental at €3,500 per night. «We have more new clients right now than houses,» Marcel Remus, one of Mallorca’s most prominent luxury property agents, told Spanish television. » €100,000 a week for five bedrooms, and the demand just keeps coming.»

The wave is not limited to holiday rentals. Real estate professionals across the island are reporting a surge of serious purchase enquiries from Middle Eastern investors, particularly buyers from the Gulf looking at villas priced between €2 million and €5 million. José Miguel Artieda, president of the API real estate association in the Balearics, confirmed that shortly after the Iran attacks, two separate agents contacted him with news of incoming interest from clients in the region. The demand is focused exclusively on the top end: luxury villas, no interest in apartment rentals.

Why Mallorca, and why now?

The answer has several layers.

The most immediate is geography and politics. Spain sits at a comfortable distance from the conflict zone, and Prime Minister Pedro Sánchez’s explicit decision not to participate in the military action has reinforced the perception of the country as neutral and stable. For ultra-high-net-worth individuals (for whom safety is a baseline requirement, not a luxury) this matters enormously.

But the deeper story is that Mallorca was already gaining traction as an alternative to the Gulf for serious money. Rodrigo Lozano, director of Spain Sotheby’s International Realty on the island, points to something that was already in motion before the conflict: the announcement that Etihad Airways will launch a direct route between Abu Dhabi and Mallorca from June 2026. For Lozano, that flight is both a cause and an effect: evidence that Mallorca’s appeal in the Arab world was already significant, and a catalyst that will deepen it further. He also notes that family offices, the firms that manage the assets of the world’s wealthiest families, are beginning to look at Mallorca as a diversification play alongside their existing Dubai holdings.

Among those now considering the island are Europeans who had relocated to the Emirates and are rethinking their position given the regional instability, as well as Gulf investors who had no previous connection to Mallorca but are now looking at it with fresh eyes.

Not everyone believes the shift will be permanent. Michael Malinowsky of Sun Mallorca Fine Homes in Port d’Andratx notes that Dubai’s fiscal advantages remain formidable: no income tax, no wealth tax, no inheritance tax. For investors with fiscal residency in the UAE, those advantages do not disappear because of a conflict. The honest picture is one of a market seeing a genuine surge in interest (driven partly by immediate circumstances, partly by longer-term structural trends) with the durability of that shift still to be determined.

What is beyond doubt is that right now, in spring 2026, Mallorca is experiencing a level of demand from the world’s wealthiest travellers and investors that is genuinely exceptional.
